|Recommended: YesOverall Pretty Great — Everything is great. Only potential issue people might have is with the duplex style units, the shared wall doesn't seem very sound proof. Consistently hearing neighbor through the wall, but not a huge deal.

|Recommended: YesHubby and I have lived here two year , one more to go on second lease. We have love it from beginning. They accommodated his ADA requirement in a HUGE WAY. His mobility wheelchair van has a huge 800 lb capacity lift like on buses. They extended width of our driveway, created a sidewalk to go from property to street safely and widened the walk to front door on side of home. They leveled all door thresholds to make smooth ingress and egress. They built roll under sinks in kitchen and bath. Disability housing is HARD to find. Disabled folks do not move often. So W3 is a remarkable company They will covert a regular abled apartment for you as they did in a sister complex in Rowlett in 2019 for us. We transferred from there to here. August 2023 is the 4th year we have lived in a W3 property and they have exceeded all expectations All this events Even if we can’t attend due to bedbound Hubby I can get plates to bring home. Staff-ALL STAFF treat you like family ❤️🐾❤️

The community grounds have always been well maintained, the neighbors have become more like family and the staff has always been an active part in making things seamless. That been said, thank you Mahalia Smith for your attention to detail, proactive nature, and professionalism. You and the team at the leasing office are first class I would recommend this community to anyone who needed a safe environment for their family.

She and her team made my lease renewal process a snap for me and I have enjoyed living at the MOProsper the last 18 months. They have made the 2022 spring and summer extra special with the food trunks, pool parties, crawfish boils, breakfasts, and just overall good caring folks to all residents. Keep up the good work TP

|Recommended: YesJust Moved-In — Not enough exposure to rate construction quality and maintenance staff. Our need for maintenance the first week of occupancy is not a real good sign. Ground is very uneven. I have already fallen once.

|Recommended: NoOverpriced, Unmanaged, Uncaring. — Worst apartment I've lived in during 10 years of renting. Zero rule enforcement. -Cars parked in the street daily. -Trash bags frequently laying around, all times of the day. -Same cars parked in guest parking every day once literally had a car on a jack-stand for weeks No response to complaints about excessively noisy neighbors, previous tenants nor the current ones. -Neighbor has a constantly barking dog if they're not home, and even if they are home sometimes they don't do anything about the barking. -Neighbor slamming doors at any and all hours of the AM. -Neighbor shouting across the apartment at midnight or early AM, or deciding to have a full-volume conversation on the back patio past midnight. -When I leave a complaint to the management office about the noise, I get ignored and or told to call the Courtesy Officer when issues occur. -Leave multiple voicemails for the Courtesy Officer , nothing changes. Not certain this Courtesy Officer even exists. Crazy to me how my first apartment that was 10 years old and half the cost in monthly rent was such a more enjoyable experience compared to this place.

We're sorry to hear that you didn't feel your experience merited a higher rating especially since you just renewed your lease with us. We work hard to make the experience as pleasant as possible for all of our residents but understand that concerns may arise. We address each issue when brought to our attention and do have certain procedures in place for noise complaints to assist in a prompt resolution. One of which is to contact our courtesy officer at the time of occurrence (if after business hours) so we can identify and address the disturbance. We see you first contacted us regarding the noise in February of this year and we advised you of the proper procedures. Please keep in mind if you call the courtesy officer and do not leave a voicemail, that call will not be received.
